Redistribution And Mediocrity | Political Christian

Posted by Guest Writer on October 30, 2012 under Why |

By Thomas Brewton

In his 2004 campaign President Obama expressed the belief that income redistribution is a desirable policy for the Federal government. As I have many times reminded readers, redistribution of income and wealth, an essential goal of liberal-progressive-socialism, implicitly means making everyone equally poorer (see The Man Who Would Be God for a recent example).

Bruce Bawer in his report on the Front Page website, Socialism?s Cult of Mediocrity in Action, points out that the liberal-progressive-socialist focus on government-mandated equality of income and wealth also necessarily entails generalized mediocrity in academic and economic performance.

Sweden?s cradle-to-grave socialistic welfare state, for example, has produced some of the highest percentages in the world of workers who just don?t show up for work every week. It has the highest percentage of people on permanent ?disability? at full pay, people who candidly admits that they simply prefer that lifestyle to working for a living. Swedes? work output per capita is far behind the numbers in the United States, and the gap is widening each year.

Speaking of Ivy League graduates, former Harvard University President Derek Bok wrote, ?Many seniors graduate without being able to write well enough to satisfy their employers. Many cannot reason clearly or perform competently in analyzing complex, non-technical problems, even though faculties rank critical thinking as the primary goal of a college education. Few undergraduates receiving a degree are able to speak or read a foreign language. Most have never taken a course in quantitative reasoning or acquired the knowledge needed to be a reasonably informed citizen in a democracy. And those are only some of the problems.?

What too many college students do get in brain-damaging abundance is courses such as feminist studies, black studies, Hispanic studies, and queer studies, none of which equips students to excel in anything other than Occupy Wall Street whine-ins. In addition, students are taught, straight out of the Karl Marx playbook, that capitalistic excellence in business is oppression of the masses by greedy overlords.

All of this is attributable to the essential nature of liberal-progressive-socialism. When several generations of any society have been schooled to believe that a good socialistic society is one in which it is wrong for individuals to strive for excellence, because communal equality in all respects is the best of all societies, lethargy and complacency will rule the day.

Web Design Tips That Add Flare To Your Site - PDF

Web Design Tips That Add Flare To Your Site

Creating a website from scratch is a very rewarding activity, but it can sometimes turn into a
stressful and frustrating job, especially if you lack experience. The tips you'll read here will
make your journey a little easier, leading to an amazing end product.

Always be sure to make a visual sitemap. This is useful in planning ahead with accuracy. A
visual sitemap gives you an open view of the progress being made with your structure. From
there, you'll be able to identify any areas that need improvement, or have been neglected.
Having a visual representation is key to designing a website.

If you need to design more than one website, then you should check into multiple platforms.
PHP, MySQL and Java are all highly useful disciplines that can benefit any site designer.
Whether you are building a website for yourself, a client or a friend, your talents will permit
you to do so quickly and effectively.

Most of the amazing domain names have already been claimed. You may want to consider
buying a domain name from an auction site such as Sedo. It is possible that you can locate
the domain name you desire after it has been abandoned by someone else.

Use a well known software program that is known for getting the job done to help create a
professional looking website. Using programs like PS can make amateur sites look
professional, fast. If you don't use Photoshop, you may find that it will take you a long time to
be able to gain the knowledge needed to make a nice website.

Avoid using a member of your family to aid you in creating a website. You can't fire family, it's
a fact, so if they design something you don't want you'll end up disappointed or they'll leave
frustrated.

User-friendly web design programs, known as development platforms, can make building
websites easier, but they are just not as trustworthy as hand-written code. The concept
behind development platforms is that once you choose your site's features, you paste the
code created by the platform into your website. To minimize errors and work with the code in
a more hands-on way, choose a standard text editor.

There are free applications that will help you create your site. A lot of users think they have to
buy pricey applications, but many free programs are out there to give you a hand. You just
need to do a little Internet searching in order to find some free tools that will work best for
you.

Adobe Photoshop is widely-known, and a lot of people are sure that becoming familiar with
the program is vital to, if not entirely synonymous with, successful web design. Check out

dreamweaver for a program that can help you with your web design endeavors.

A successful website needs to work for visitors using any browser, so it is important to test
your web pages to make sure they display properly in different browsers. Your content may
show up fine in Internet Explorer, but it may be unreadable or badly displayed in Chrome,
Firefox or Safari. Verify the way in which your pages load in all major browsers prior to your
official launch.

People generally notice a site's design almost right away, and that can be the deciding factor
as to whether they stay or leave a website. It is important to make a good first impression.
The tips in this article provided advice on how you can design a website which visitors want
to browse.

Casseroles like this one don't take long to cook, and they can be put together the day before and baked or warmed up at the end of a long day. And yet these pasta bakes are comforting and delicious. This one has a double dose of spinach, spoonfuls of pesto, and, yes, plenty of cheese. It's a whole meal in one dish.

2012_10_14-DSC_9683.jpgI really love spinach in pasta, and this one picks up spinach and runs with it. I start with spinach pasta, green and hearty, and toss it with fresh baby spinach, shallots, and garlic. If you would like to add some meat, stir in finely chopped chicken breast (no need to cook it first; it will cook through in the oven as the casserole bakes). The whole casserole is bound together with a creamy mix of yogurt, eggs, pesto, and a bit of cream.

The best thing, though, about this particular casserole is that it is sized down. Most pasta casseroles are designed for a big household or nights of leftovers. This one is baked in a 9x9 square dish and will make enough to feed a couple people dinner plus lunch leftovers. If you want more, just double it and put it in a 9x13-inch dish.

Double Spinach Pasta Casserole with Pesto & Asiago Cheese

Serves 4

12 ounces spinach pasta
5 ounces fresh baby spinach, roughly chopped, about 5 cups
2 large shallots, peeled and chopped
4 cloves garlic, minced
2 ounces Asiago cheese, grated
4 ounces raw chicken breast, finely chopped, optional
1/2 cup low-fat Greek yogurt
1/2 cup cream
1/2 cup basil pesto, homemade or jarred
1/4 to 1/2 teaspoon salt
Freshly ground black pepper
2 large eggs
Olive oil

Heat the oven to 350?F and lightly grease an 8x8 or 9x9-inch square baking dish with olive oil or baking spray. Bring a large pot of salted water to boil over high heat and add the spinach pasta. Cook according to package instructions, drain, and set aside.

While the pasta is cooking, in a large bowl toss together the chopped spinach, shallots, and garlic. Toss with the Asiago cheese and the chicken breast, if using.

In a separate bowl whisk together the yogurt, cream, and pesto. Taste and add salt as desired, depending on the saltiness of the pesto. Stir in a generous quantity black pepper. Whisk in the eggs.

Stir the cooked pasta together with the spinach and shallot, then pour in the sauce and toss to coat. Spread in the prepared baking dish. (At this point the casserole can be covered and refrigerated overnight.)

Bake for 30 minutes or until golden-brown on top and lightly bubbling.

Let cool for 5 to 10 minutes then serve with a salad, like a colorful cabbage slaw, or roasted vegetables.

(AP) ? Robert Griffin III says he doesn't hold himself to a "rookie type of mindset."

The Washington Redskins quarterback told The Associated Press on Tuesday that it's not in his plans to take his time to help make the team into a winner.

Griffin says there "are guys on this team that don't have three, four years to wait for me to develop, and continue to use the excuse that I'm a young quarterback."

The rookie is living up to his word. He leads the NFL in completion percentage and has rushed for 468 yards seven games into his pro career.

Griffin took a break from football Tuesday to indulge in two of his passions. He's pushing the Rock the Vote campaign in connection with the Assassin's Creed III video game.

Morning Bell: Heritage Experts Analyze Final Presidential Debate

Last night?s debate between President Obama and Governor Romney was supposed to focus on foreign policy. It turned into a wide-ranging conversation on everything from the Middle East to American teachers.

Heritage Foundation experts were live blogging analysis throughout the night. Below are some highlights from their reactions. Join us at 10 a.m. ET today for a Google+ hangout with several of our foreign policy experts?you can watch online and submit questions via Twitter using the hashtag #HeritageFan.

A Heavy Focus on the Middle East

Both men agreed that the Middle East was changing quickly, but said little about the new face of terrorism. Governor Romney charged that events in Libya, Syria, and Egypt demonstrated that the Obama Administration?s policies were unraveling and leaving the region without adequate American leadership. President Obama defended his policies but spent more time attacking Romney?s policies, which he criticized as ?all over the map.?

Obama repeatedly plugged the killing of Osama bin Laden and ending the war in Iraq. But he said little about how al-Qaeda has regrouped and grown stronger since those events. The withdrawal of U.S. troops from Iraq, particularly special operations forces, greatly reduced the pressure on al-Qaeda in Iraq (AQI) and has allowed it to make a comeback. In July, AQI felt strong enough to publicly threaten an attack on the U.S. homeland.

The al-Qaeda franchise in Yemen also has launched several failed attacks on the homeland. Al-Qaeda also has seized large swaths of northern Mali using some of the weapons that it and its allies seized from Libya after the fall of Muammar Qadhafi. And the September 11 Benghazi terrorist attack, which was perpetrated by al-Qaeda sympathizers, underscored the continuing appeal of al-Qaeda?s extremist ideology.

Although Osama bin Laden is dead, al-Qaeda clearly is very much alive.

Cutting the Defense Budget

During the debate, President Obama asserted that his budget proposal maintains defense at about current levels. This is simply untrue. Here are the numbers from his Office of Management and Budget from this year?s budget request. In fiscal year 2010, defense spending was $721.3 billion in budget authority. Under the President?s proposal, defense spending will fall to $566.3 billion in fiscal year 2014.

This is a 21 percent reduction in just four years. Further, this does not account for the negative effects of inflation on the defense budget. Finally, the President?s budget proposal does not calculate the impact of automatic defense spending reductions in the Budget Control Act of 2011. These automatic spending cuts to defense will amount to more than $500 billion over nine years. While the House of Representatives has adopted a measure to defer these automatic cuts to defense by applying the necessary spending reductions to areas outside defense, President Obama?s White House threatened a veto in response to this measure.

President Obama wants the American people to believe that Governor Romney is proposing to increase the defense budget by $2 trillion. He calculates this by assuming that his defense spending reductions already apply, and therefore serve as the basis for comparisons. In reality, Governor Romney is proposing not to let President Obama?s defense budget reduction proposal to take place.

America?s military is the single most valuable contributor to increasing the likelihood of a peaceful and prosperous world. Large-scale reductions in the defense budget, therefore, put the prospects of a peaceful and prosperous world further out of reach.

? Baker Spring, F.M. Kirby Research Fellow in National Security Policy

The Navy and Number of Ships Needed

President Obama said:

You mentioned the Navy, for example, and that we have fewer ships than we did in 1916. Well, Governor, we also have fewer horses and bayonets, because the nature of our military?s changed. We have these things called aircraft carriers, where planes land on them. We have these ships that go underwater, nuclear submarines.

While the types of ships of today are different from those prior to World War I, there are certain laws of physics that have not changed. And one of those is that, no matter how much cyber capability or space capability may exist, a ship can still be only in one place at any one time. Thus, whether it is battleships or aircraft carriers, whether it is nuclear-powered submarines or biplanes, each system can only be in one place at any given time. And a shortfall of naval vessels, such as now exists, means that there will be times and places where there will be fewer ships than U.S. Navy analysts and officers deem appropriate and necessary.

The idea that better cyber capabilities can substitute for physical capabilities constitutes a fundamental misunderstanding of how military forces operate. Of course, it hasn?t been helped by the dismissive attitude assumed by President Obama?s first Secretary of Defense about how the U.S. had excessive numbers of aircraft carriers, as though the proper state of American security is to have parity with potential foes, rather than clear superiority.

Defense Readiness Is Key to America?s Role in the World

The weakness of America?s economy is hurting America. The added self-inflicted wound of the cuts directed by the sequestration provision of the Budget Control Act will damage the readiness of the nation even further. When America?s allies see the leader of the free world as receding and leading from behind, they worry and pull back from operations that support U.S. interests.

When both candidates agree that America has a responsibility to lead, the conditions to ensure that leadership must be set and protected. To do that, sequestration must be turned off and the assault on readiness ended. The so-called $2 trillion that Obama says is ?not asked for by the generals? is exactly what nearly every expert says America needs to have solid defense (4 percent of GDP). America?s leadership in foreign affairs must be reinvigorated, and we must provide all the tools needed by diplomats and intelligence professionals.

The argument that the present defense budgetary situation is based on strategy and exactly what the uniformed leaders have asked for is a little disingenuous. The cuts made in the last four years have been dollars-based, with the defense officials like Secretary of Defense Leon Panetta claiming further ?cuts will be a disaster.? This must be changed.

? Steven Bucci, PhD, Senior Research Fellow for Defense and Homeland Security

Jobs on the Home Front

Obama talked of turning our attention to home, including bringing our veterans home. But there are no jobs for them at home, with unemployment hovering stubbornly around 8 percent and job creation well below what is needed to grow the economy. Building up our roads and bridges won?t create new jobs. America?s workers need more than the same failed stimulus policies to grow the economy. Rather, the President needs to make sure Taxmageddon does not occur and get control of the budget.

? Alison Fraser, Director, Thomas A. Roe Institute for Economic Policy Studies

Federal Pay for Education Employees Won?t Create Jobs

President Obama accused Governor Romney of believing that class size ?doesn?t make a difference? and that hiring teachers won?t create jobs.

Actually, class size, within reasonable bounds, does not impact student achievement. The National Center for Education Statistics, for example, has tracked the national student-teacher ratio over time. Today, nationally, the student-teacher ratio is just 15.2: 1. The student-teacher ratio has declined 29 percent since 1970 and by more than 40 percent since 1950. But despite these declines, academic achievement has seen little to no improvement, graduation rates have been stagnant, and achievement gaps persist.

Second, spending more taxpayer dollars on federal programs to hire education employees (President Obama proposes $25 billion to do just that) won?t create jobs. It will simply represent another large transfer of wealth from taxpayers to public education employees, half of whom are not teachers.

While enrollment in America?s public schools has not quite doubled since 1950, staff positions (both instructional and administrative) increased by 377 percent between 1950 and 2010 (a nearly five-fold increase). From 1970 to 2010, enrollment in the nation?s public schools increased just 7.8 percent; over the same time period, education staff increased 84 percent.

Again, such increases have failed to move the needle on student achievement. The only beneficiaries of new federal programs and spending have been the education unions.

The U.S. Place in the World

The discussion of the U.S.?s place in the world in last night?s debate was unsatisfactory. To the extent that it focused directly on that subject, both Obama and Romney sought to reduce it to a question of defense spending, which the President was eager to cut. That is the wrong approach; much better is to assess what the U.S. needs to carry out its responsibilities and budget accordingly. But both men largely fought shy of presenting any larger vision of the U.S.?s role in the world, and sought to focus their remarks on domestic policy. Governor Romney led off with the U.S. need to defend freedom, promote the principles on which it was founded, and to support its allies, but after that the discussion diverged into job creation, a half-hearted defense by the President of his renewable energy policies, and a lengthy wrangle about education policy.

It is perfectly fair to argue that the U.S. cannot be strong abroad unless it is strong at home. In fact, this is one of the subjects that we hoped this debate would focus on. But economic strength needs to be coupled to a broader understanding of the U.S.?s vital national interests in the world, to an understanding of the merits and limits of diplomacy, and?ultimately?to a vision, informed by the Constitution and the Declaration of Independence, of the purpose and processes of U.S. foreign policy. After Governor Romney?s opening, these vital subjects disappeared from the debate. That reflects, perhaps, the sentiment of both sides that the election will not be won on foreign policy.

Evans scores twice as Sounders down FC Dallas, 3-1

Associated Press Sports

updated 11:13 p.m. ET Oct. 21, 2012

SEATTLE (AP) - Brad Evans scored twice, including the go-ahead goal, to lead the Seattle Sounders to a 3-1 victory over FC Dallas on Sunday night.

The Sounders (15-7-11, 56 points), who already have clinched their fourth straight MLS playoff berth, climbed into a second-place tie with Real Salt Lake in the Western Conference. Both teams have one game remaining.

The loss eliminated FC Dallas (9-13-11, 38 points) from playoff contention, securing the fifth and final spot in the West for Vancouver.

The Sounders did not have head coach Sigi Schmid on the sidelines. He was serving a one-game suspension after making comments critical of the officiating following Wednesday's 0-0 tie with Salt Lake in Seattle. Lead assistant coach Brian Schmetzer ran the team in Schmid's absence.

Face to face: It's the final Obama-Romney debate

BOCA RATON, Fla. (AP) ? Foreign policy took command of the campaign spotlight Monday at the third and final debate between President Barack Obama and Republican Mitt Romney, two weeks before Election Day in a close race for the White House dominated by pocketbook issues and the economy.

Wars in Iraq and Afghanistan, the recent attack on the U.S. Consulate in Benghazi, Libya, and Iran's nuclear ambitions were all ripe for disagreement in the 90-minute event at Lynn University.

Both men spent the weekend in rehearsals, the president at Camp David in Maryland and Romney in Florida. They paid brief visits to the debate hall in the hours before its start.

Obama and Romney are locked in a close race in national opinion polls. For both men, the final days of the long campaign are likely to be a whirlwind of rallies in the far-flung battleground states. Already four million ballots have been cast in early voting in more than two dozen states.

Barring a last-minute change in strategy by one campaign or the other, Obama appears on course to win states and the District of Columbia that account for 237 of the 270 electoral votes needed for victory. The same is true for Romney in states with 191 electoral votes.

The battlegrounds account for the remaining 110 electoral votes: Florida (29), North Carolina (15), Virginia (13), New Hampshire (4), Iowa (6), Colorado (9), Nevada (6), Ohio (18) and Wisconsin (10).

The televised debate brought no cessation to other campaigning.

Obama's campaign launched a television ad in Florida that said the president ended the war in Iraq and has a plan to do the same in Afghanistan, accusing Romney of opposing him on both. It was not clear how often the ad would air, given the fall's overall focus on the economy.

Vice President Joe Biden, campaigning in Canton, Ohio, emphasized differences between the two candidates on the war in Afghanistan.

"We will leave Afghanistan in 2014, period. They say it depends," he said. "Ladies and gentlemen, like everything with them, it depends. It depends on what day you find these guys."

Romney's running mate, Wisconsin Rep. Paul Ryan, was in Colorado. "We are in the midst of deciding the kind of country we're going to be, the kind of people we're going to be, for a generation," he said.

Whatever the outcome of the final face-to-face confrontation, the debates have left an imprint on the race. Romney was widely judged the winner of the first debate over a listless president on Oct. 3, and he has risen in polls in the days since. Obama was much more energetic in the second.

Monday night marked the third time in less than a week that the president and his challenger shared a stage, following the feisty 90-minute town-hall-style meeting last Tuesday on Long Island and a white-tie charity dinner two night later where gracious compliments flowed and barbs dipped in humor flew.

The most memorable exchange of the second debate concerned Libya, and Romney's contention that Obama's administration has responded poorly to an attack on the U.S. Consulate in Benghazi last month that killed the ambassador and three other Americans.

As for the Al Smith charity dinner, Obama previewed his all-purpose fallback to criticism on international affairs.

"Spoiler alert: We got bin Laden," he said, a reminder of the signature foreign policy triumph of his term, the death at the hand of U.S. special operations forces of the mastermind behind the terror attacks on the United States more than a decade ago.

The president and his challenger agreed long ago to devote one of their three debates to foreign policy, even though opinion polls show voters care most about economic concerns.

Growth has been slow and unemployment high across Obama's tenure in the White House. Romney, a wealthy former businessman, cites his experience as evidence he will put in place policies that can revive the economy.

In recent weeks, the former Massachusetts governor has stepped up his criticism of the president's handling of international matters, although his campaign hasn't spent any of its television advertising budget on commercials on the subject.

In a speech earlier this month, Romney accused the president of an absence of strong leadership in the Middle East, where popular revolutions have swept away autocratic regimes in Egypt and elsewhere in the past two years. He has also accused Obama of failing to support Israel strongly enough, of failing to make it clear that Iran will not be allowed to develop a nuclear weapon and of backing cuts in the defense budget that would harm military readiness.

Yet Romney has stumbled several times in attempting to establish his own credentials.

He offended the British when he traveled to England this summer and made comments viewed as critical of their preparation for the Olympic Games.

Democrats pounced when he failed to mention the U.S. troops in Afghanistan or Iraq during his acceptance speech at the Republican National Convention in late August, and officials in both parties were critical of his comments about the attack in Benghazi while the facts were unknown.

Earlier this fall, a videotape surfaced showing him telling donors "the Palestinians have no interest whatsoever in establishing peace. The pathway to peace is almost unthinkable to accomplish."

Default Tricks ? Online Business Marketing Tools

There are many third party products that help online business owners maximize their websites pre-selling advertising campaign. When these are put into a website, it is important to see a few guidelines.

First, make sure they aren?t designed to steal users. Each should be a support tool for the website not their personal advertising website. They should not ask users to register for a third-party newsletter, or register in their own community.

Second, always add the HTML code so the website opens in a brand new window. This is easily carried out. All the code you?ll ever need will come in easy to follow tutorials at If you do not understand this tutorial, then there is a good easy-to-follow tutorial at

One example of a resource that might be useful is a directory. This company offers the directory hosting service This will be a great third-party tool for an online business that focused on the neighborhood entertainment scene, or a regional relationship site.

Professional web hosting sites have dozens of scripts available, and are often cheaper than the local sites. Your hosting service can come with Content Management System software, newsletter, mailing lists, auto transponders, web analytics software, life chat support software, shopping carts, FAQ (facts and questions), polls and surveys, mailing lists, wiki, classifieds, auction scripts, and even a template wizard for people who want a quick fill in the form website.

Another way to add webmaster tools to your web business is through a service like For a nominal fee of $8 USD per month, you can add great tools for any site that wants to possess chats, workshops, or other online events.

Podcasts Podcasts, streaming audio feed, are fast becoming among the #1 sticky sites. Some websites use these phones offer audio tutorials. Others run full time r / c from their sites. Podcasting is not easy, and it is not for that faint of heart. But, if you have the guts to try something new, visit this site:

Flash Animation Have $25 and the time to learn how to make flash animation for your site? is one of the many software packages that are easy to use.

Video Streaming Youve observed those videos on myspace. You can make your own web videos. OR, if you dont have a video camera or a flash generator, you can turn a PowerPoint presentation right into a very flashy web movie audio included. These can be used as presentations, introductions, tutorials, and even invitations.

Web Seminars These are usually 1 hour chats that take place via java script chat software, much like MSN messenger. They can also occur via teleconferencing. Some free services like are ideal for newbies to get their feet wet and learn the basics without wasting their cash.

RSS Feeds Whether you want to add the daily blog from the famous actor, a lecture series from a Harvard professor, the blog of a famous singer you?ll find it in text to increase your website, or a podcast at is popular but is easier to use. Syndic8.com will also hook you up with all the main social networking directories. Just use the links in the left hand column.

This content appears in your website. Of course, the free services possess a link back to their site.

If you have excellent content, and want to capture other websites visitors, then burn your own blog right into a feed that other websites can publish and then submit it and other find feed sites.
Directories There are millions of directories on the internet. Directories for niche web sites, newsletters, podcasts, courses, tutorials, stores, auction sites. If you can think of it, someone has already made a directory. All online business proprietors should submit to the search engines, but they should also set aside a couple hours every week, or month, to submit to these directories.

Polls and Surveys These are the most overlooked and under-rated tools on the internet. Businesses pay marketing companies tens of thousands of dollars to run marketing surveys simply to learn the same information they might find if they posted a few polls on their web site.

Can We Carve Up A Restrictive Covenant? | Bankrate.com

Steve McLindenDear Real Estate Adviser,
Our restrictive covenant states that our land may be subdivided once. Can we section off the middle to create three parcels and still honor the covenant?
-- G. Gundlach

Dear G.,
Possibly. Where there's ambiguity, there's opportunity. And it sounds as though you have a better chance than most to override this little dictum on your deed, which is more commonly referred to as a restrictive covenant.

A restrictive covenant typically imposes a binding set of rules that goes beyond zoning restrictions. The restrictive covenant applies to all homes in a specific neighborhood and to all subsequent owners. Many times, such covenants are placed on the deeds of properties by builders when a subdivision is developed, ostensibly to enhance property values by limiting development and preserving the neighborhood's character.

Aside from preventing properties from being divided, restrictive covenants can dictate the distance a home is set back from the street, outlaw any commercial uses or any additions to the property, limit the kinds of improvements you can make (such as a toolshed or tennis court), and restrict the types of animals you can keep there. They even go so far as to dictate color schemes and roofing materials -- kind of like a silent homeowners association lying in wait for a neighbor to complain (and sue!).

I am curious if the wording on this divide-only-once restriction implies that the property can only be halved or if it simply says it can be subdivided only once. I suspect the former is true. Also, is there a minimum lot size spelled out for post-divide parcels? That would provide some clarity.

Again, any vagueness therein could be your ticket to declaratory and injunctive relief if a judge determines such loose wording makes the covenant unenforceable. Judges have been known to invalidate covenants if other owners have violated them repeatedly or if they're of questionable legality. (Restrictive covenants were once used to keep minorities out of neighborhoods, and such covenants may no longer be enforced.) But don't parcel off the land first then seek relief later. Some judges frown on that.

Other options: Restrictive covenants often have expiration dates such as 25 or 30 years. Also, sometimes there's an "out" for certain barred activities as long as the owner gets the written permission of all other neighborhood residents. Check for these loopholes. Since your plan would increase the neighborhood's density, you might run into resistance.

In some cases, especially when there's some "common good" neighborhood issue involved, the city might file a restrictive covenant amendment to approve the usage change on your behalf. However, this is more prevalent when a residential property is about to be used for commercial or municipal purposes.

Before you go too far with any of these processes, be sure there are no overlying community zoning restrictions or land-preservation issues that would keep you from subdividing in the first place, regardless of what your covenant says. Contact your city or county planning or zoning department to determine what local zoning laws are in force and what the application process for subdividing entails.

Depending on how badly you want to turn one parcel into three and how much money is at stake, you might need legal representation should you need to straight-arm any neighborhood resistance. Good luck!

Israeli naval vessels take control of Gaza boat

JERUSALEM (AP) ? Israeli troops on Saturday commandeered a Gaza-bound ship that tried to break through Israel's blockade of the Hamas-ruled seaside strip, the military said. European lawmakers and other pro-Palestinian activists aboard did not resist, and the Finnish-flagged vessel was diverted to an Israeli port.

The trip by the ship, Estelle, marked the latest challenge to the air, land and sea embargo of Gaza that Israel imposed after the Islamic militant Hamas group seized the territory in 2007. Israeli officials say they need to enforce the blockade to prevent weapons smuggling.

Hamas called for more attempts to break the sea blockade.

Israeli Prime Minister Benjamin Netanyahu issued a statement praising the military for enforcing the blockade, said there "is no humanitarian crisis in Gaza" and accused the activists of trying to "to provoke and slander Israel's name."

"If human rights were really important to these activists they would have sailed for Syria. We will continue to protect our borders," he said.

Six Israeli naval vessels stopped the Estelle when it was about 30 nautical miles from Gaza, and masked soldiers boarder the ship and ordered it to sail to Israel's Ashdod port, said Victoria Strand, a spokeswoman for the activists.

The Swedish-owned Estelle left Naples, Italy, on Oct. 7 with about 30 people from eight countries, including lawmakers from Norway, Sweden, Greece and Spain, as well as Israeli activists and a 79-year-old former legislator from Canada.

Israeli military spokeswoman Lt. Avital Leibovich accused the activists of staging a provocation.

"We have this blockade because there are constant smuggling attempts of weapons, munitions that eventually reach the hands of terror organizations inside Gaza," she said.

Over the past decade, Gaza militants have fired thousands of rockets and mortar rounds toward Israeli border towns.

Although Hamas and Israel have maintained an unwritten truce for more than two years, violence occasionally flares in the area. Most recently, an Israeli strike on a prominent al-Qaida-inspired jihadi prompted two days of tit-for-tat rocket fire and strikes last week.

Strand, a spokeswoman for the activists, said the takeover of the Estelle by Israeli forces was a "demonstration of ruthlessness."

The ship was carrying cement, basketballs and musical instruments, Strand said. It was emblazoned with "Ship to Gaza" on one side, and also flew the colorful red, green, black and white Palestinian flag.

Israel, aided by Egypt, closed Gaza's borders after Hamas seized control and drove out forces loyal to Palestinian President Mahmoud Abbas more than five years ago. Israel eased its restrictions after its raid of a Turkish-led blockade-busting flotilla in 2010 left nine activists dead and sparked international condemnation.

Still, Israel continues to block sea access to Gaza and severely restricts its ability to export goods and import raw materials.

Activists say the blockade amounts to collective punishment of Gaza's 1.6 million residents, denying them the chance to trade and travel freely. Neighboring Egypt continues to impose restrictions at its passenger crossing with Gaza.

The blockade has deepened the hardships in Gaza, where three in four residents rely on U.N. food aid to get by, according to U.N. figures.

"It's hard to imagine what threat one sailboat, loaded with humanitarian supplies and a small number of people, could do to" Israel's mighty military, said Eva Manly, the wife of former Canadian parliamentarian James Manly. She said she lost contact with her 79-year-old husband early Saturday.

Israeli Defense Ministry spokesman Joshua Hantman said the goods onboard would be checked before entering Gaza through the Israeli-controlled land crossing, Kerem Shalom. He said Israel allows some 50,000 tons of goods into Gaza every week. Gaza residents also use dozens of smuggling tunnels linked to neighboring Egypt to bring in contraband goods, particularly construction materials.

Hantman said militants have tried in the past to smuggle weapons into Gaza by sea. In 2011, a vessel carrying 50 tons of weaponry sought to reach Gaza, while in 2009, a boat tried to bring in some 500 tons of weapons, he said.

A Hamas spokesman condemned Israel's actions as "piracy."

"This confirms that the (Israeli) occupation is maintaining its control and isolation of Gaza. There must be more flotillas of solidarity activists to Gaza," said Fawzi Barhoum.
