Condos in cities, houses in provinces

OVERSEAS FILIPINOS who are home for the holidays may likely consider purchasing condominiums, as property experts view OFs as main contributors to homebuying purchases during the holidays.

Enrique M. Soriano III, Ateneo program director for real estate and senior adviser for Wong+Bernstein Business Advisory, said OFs? preference would be condominiums in key cities, especially in the National Capital Region, while housing projects in mid-scale subdivisions would be more sought after in nearby provinces.

?Cities will always be the preferred choice for OFWs and first time homebuyers,? said Soriano. He added that research has shown that close to 80 percent of condominium developments are concentrated in Mega Manila.OVERSEAS FILIPINOS prefer to buy condos in cities.

Soriano added that for a condominium purchase, the opportunities for buyers are aplenty due to the following reasons: the need for a halfway house in the city; as an investment; as a source of recurring income (rent); and psychic income.

Colliers International?s Julius Guevara, associate director, valuation and advisory services and head of consultancy and research, said house and lot properties are still the dominant housing type in the provinces due to the availability of affordable land.

Guevara said: ?While there are more condos being developed in major cities such as Bacolod and Cagayan de Oro, a majority of the demand still focuses on the house-and-lot type. This being said, Cebu has been a very successful market for residential condominiums and has seen development of premium product over the years, and this is mainly because Cebu is already highly urbanized. Davao also has a strong condo market.?

Smaller share

Colliers International?s Karlo Pobre, research analyst, consultancy and valuation services, said ?the condominium market comprises a smaller share of the housing industry, most of which is concentrated in Metro Manila.?

Pobre said: ?All throughout the country, landed properties are still the most preferred product type, both in the provinces and even in major urban centers. Moreover, the housing backlog is focused in the economic and low-cost housing segments, which typically are horizontal developments in areas where land is more affordable.?

Soriano said that in the mid- to high-end category, condominium sales have outperformed house and lot sales.

?As a matter of fact, we are seeing a pattern of product substitution by horizontal developers shifting to condominium development,? he said.

Soriano observed that there is a noticeable increase of new condominium projects in such progressive cities like Cebu, Davao, Cagayan De Oro and Iloilo.

He said the top developers are on their way to surpassing their quota for 2012.

End-user demand

Soriano said: ?A real estate purchase is always premised on end-user demand. With 9 million OFs dispersed globally and representing 10 percent of our population, housing sales will continue.?

Guevara said: ?Based on our findings on the first three quarters of 2012 for the entire Metro Manila residential condominium preselling market, we anticipate that end-2012 figures will at the very least match 2011?s performance of almost 50,000 units. SMDC, Ayala Land, Megaworld and Vista Land continue to lead the industry, while DMCI, Century Properties and Federal Land are also performing very well.

As a proud owner of three horses, four dogs and a rabbit, senior Kalie Haynes is truly an animal lover. She loves all her pets, but she?s closest to her horses, which have been with her for as long as she can remember.

?When I was born my mom already had a horse,? Haynes said. ?My grandparents actually breed ?horses, so we?ve gotten some of our horses from them.?

Haynes acknowledges that some people may be apprehensive to the idea of owning a horse. Still, she feels that everyone has the ability to care for such an animal, describing them as giant dogs capable of providing the same level of companionship. During a period in her life when she was a victim of bullying, Haynes? horses helped her pull through. They were able to provide her with unconditional love even when she felt alone and unwelcome.

?I think horses are really therapeutic,? Haynes said. ?If you have problems and stuff they can help you through anything.?

Haynes believes she is very fortunate to have horses, as it is a relationship that not many get the chance to experience. She feels that while there is a lot of responsibility required to take care of horses, the bond that develops is worth the time.

Little Bo snake

?I always wanted to know what it felt like to have a pet snake,? senior Pradyumna Sathishkumaar said. ?In India [people] only have cats, dogs, fish ? the typical standard pets. Once I moved [to America], I asked my parents if I could have one.?

Sathishkumaar?s father had no objections, but his mother was wary because she had worked in fields as a little girl and had been warned about snake bites. However, she eventually agreed and Sathishkumaar became the proud owner of Bo, a female corn snake. According to Sathishkumaar, Bo is a friendly pet with amusing traits, including a tendency to repeatedly crawl up and fall down the walls of her tank.

?The only downside is that you can?t overly interact with a snake like you would with a dog,? Sathishkumaar said. ?You can?t play fetch and expect it to grab the ball and come back. But the benefit is that it?s a nice pet to have if you are a busy person like an MVHS student who wants to have the time to de-stress occasionally.?

Sathishkumaar recalls a scare when he and his family thought they had lost Bo. A few years back, his family went on a trip to Thailand and left her in a veterinary hospital. The snake hid inside the tank, and thinking that she escaped, the vets shut off the necessary heating equipment. Needless to say, the family was furious when they were told that she was gone.

?I was really devastated, because she?s a small snake,? Sathishkumaar said. ?I cried myself to sleep ? And then my mom let out this bloodcurdling scream. [Bo] came out from her hiding spot in the branch; she was still alive even though she was freezing.?

Google could emerge unscathed from federal web search probe: WSJ

(Reuters) - Google may not face any major repercussions from the Federal Trade Commission's (FTC) two-year-old anti-trust investigation into its web search business, the Wall Street Journal reported, citing people familiar with the matter.

The FTC might drop the investigation sometime this week based on voluntary changes Google will make to its search practices, rather than making the company sign a formal settlement called a consent decree, the Journal said.

The web search investigation examined whether Google tweaks its search results to disadvantage rivals in travel, shopping and other specialized searches.

Google will probably still be required to sign a consent decree for a separate federal investigation into the licensing of mobile-technology patents it acquired when it took over phone maker Motorola Mobility, the Journal said.

An end to the federal probe into Google's search business would allow the company to avoid getting mired in anti-trust investigations like rival Microsoft Corp endured in the early 2000s.

The European Commission, which is also probing Google, is expected to announce a decision next month.

The FTC declined to comment to the Wall Street Journal and could not be reached for comment by Reuters outside of regular business hours. Google could not be reached for comment by Reuters outside of regular business hours.

A Museum Puts Math on Display

Glen Whitney, a mathematician and former hedge fund manager, was disappointed when Long Island's Goudreau Museum, a small space devoted to math, closed a few years ago. His response: think much bigger. In December his Museum of Mathematics is scheduled to open near Manhattan's Flatiron District.

?From the moment you walk in, you will be surrounded by math, whether you know it or not,? Whitney says. The museum is designed to be fun, but it also has a serious purpose. Cindy Lawrence, the museum's associate director, says the U.S. is not producing enough mathematically competent workers. That can be a national security concern because the National Security Agency is the country's leading employer of mathematicians and relies on them to analyze intelligence data. Part of the museum's mission, Lawrence says, is to educate kids about the range of mathematical careers available.

The museum will feature a wide range of interactive exhibits, from a square-wheeled tricycle that visitors can ride smoothly on a bumpy surface to a video camera that will allow users to ?become? fractals. In the ?Hyper Hyperboloid,? a visitor can sit inside a mathematical surface and transform it with the twist of a dial.

Whitney and Lawrence hope that the museum will appeal to people across the spectrum of mathematical knowledge. As visitors enter the building, they select their mathematical comfort level on a computer, which encodes their ticket. Computers at exhibits will then display the appropriate explanation. Those who want to learn more can manually scroll through all the text.

The museum will also help support teachers. Its Rosenthal Prize for math teachers in grades four through 12 offers a cash prize and makes the winner's instructional materials available for others to use.

Kidney failure under the microscope

Dec. 16, 2012 ? Better targeted treatments for 20 per cent of renal failure patients are on the horizon following a key discovery about the role of white blood cells in kidney inflammation.

In a study published December 16 in Nature Medicine, researchers from Monash University tracked the movements of white blood cells, or leukocytes, leading to a new understanding of their behaviour in both healthy and diseased kidneys.

Leukocytes play important protective roles in the body's immune system, but in some cases they cause damaging inflammation. Glomerulonephritis is an inflammatory disease of the kidney that can lead to the need for transplantation or regular dialysis. More than 20 per cent of end-stage renal failure cases result from glomerulonephritis.

Lead researcher, Associate Professor Michael Hickey of the University's Centre for Inflammatory Diseases in the Department of Medicine said the team used advanced microscopy techniques to visualise the movements of leukocytes through the kidney.

"In order to manipulate a system, you must understand it. Now, we have a really clear understanding of the disease process and the molecules involved in the key steps," Associate Professor Hickey said.

"Contrary to conventional medical and scientific opinion, we found that leukocytes are constantly circulating through and patrolling the blood vessels within healthy kidneys. It was previously believed that they only arrived in the kidney during the development of disease. That's not the case. However, during disease they linger in the kidney during the course of their normal journey, become agitated and cause inflammation and kidney damage."

End-stage renal failure leads to significant health and personal impacts, including ongoing visits to a dialysis unit several times a week, or a significant wait for a donor.

Renal Physician and co-investigator Professor Richard Kitching said therapies to effectively target glomerulonephritis were needed before end-stage was reached.

"The treatments we have can be fairly effective, but they are non-specific and they often have unacceptable side effects," Professor Kitching said.

"Currently, we have to suppress the immune system to combat the inflammation and this immunosuppression leaves the body more prone to infections. Additionally, some of the drugs have metabolic side effects, such as weight gain and bone thinning.

"Now we have a better understanding of how the disease develops, we can identify targets for more specific drugs, with fewer side-effects."

The Australia and New Zealand Dialysis and Transplant Registry reported that 19,000 Australians had end-stage kidney failure at the end of 2010.

Vikings running back Adrian Peterson isn?t shy about his ambitions this season: He?s openly talking about breaking Eric Dickerson?s single-season rushing record, and he?s expressing his intention to be the NFL?s Most Valuable Player.

Peterson told the Star-Tribune that he is optimistic about his chances of winning the MVP, although he acknowledged that in a passing league, it?s hard for a running back to top a quarterback.

?The MVP, man, that?s something that I?ve always wanted to grab. I work hard. I want to be the best player to play this game, so with that, MVP awards come,? Peterson said. ?But I know this league and how it is, man. They?re kind of biased to the quarterback, which is unfortunate. They make it hard for other players to win it, but I will.?

Peterson is right that it?s hard for a running back to win the MVP award, even if he reaches 2,000 yards, as Peterson has a chance of doing. In fact, in two of Peyton Manning?s MVP seasons, he beat out a 2,000-yard running back: Jamal Lewis in 2003 and Chris Johnson in 2009. And Dickerson didn?t win the MVP when he ran for 2,105 yards in 1984; Dan Marino won the award for breaking the NFL?s single-season passing mark the same year.

With both Manning and Tom Brady having strong seasons this year, Peterson would seem to be a long shot to win the award this year. But if Peterson were to break Dickerson?s record while leading the Vikings to the playoffs, that might be enough to make Peterson the first running back to win MVP since LaDainian Tomlinson in 2006.
